Homestead Exemption
What is Homestead Exemption?
If your home is your primary residence, you may be eligible for a reduction in your property taxes by applying for Homestead Exemption. A fixed amount or percentage of the taxable portion of your property’s assessed value is exempt from taxes if your application is approved. Details differ from county to county, but in all cases, it’s a simple process and you only have to apply once!

City of Philadelphia - Filing Deadline: December 1
The final deadline to apply for the Homestead Exemption is December 1 of each year. Early filers should apply by September 13, to see approval reflected on their Real Estate Tax bill for the following year. Applicants approved after September 13 date will receive a second bill with an adjusted amount due.

Bucks County - Filing Deadline: March 1
To receive school property tax relief for the tax year beginning July 1, 2022, this form must be filled out by March 1, 2022.

Delaware County - Filing Deadline: February 28
The filing deadline for qualified applicants to receive consideration for a Homestead exemption for property taxes is March 1. Residents can only apply through their school district during the open enrollment period, which occurs every December 15 through March 1 of the following year. There is no application fee.

Chester County - Filing Deadline: March 1
Homestead applications may be filed from December 15 through March 1 (or the next official business day should March 1 fall on a weekend).

Montgomery County - Filing Deadline: March 1
For tax years beginning July 1, the application must be filed by the preceding March 1.
*Individual townships will mail the application upon receipt of a new deed from the county.
